A private entrance followed by the staircase leads up to the second floor. The hallway directly opens up into the airy kitchen. A well placed ‘kitchen island’ divides the living room at the front from the dining area at the back. The kitchen has built-in appliances such as a dishwasher, gas cooker and an oven/microwave combo. Shelving is plentiful here. In addition there is separate SMEG fridge/freezer which fits well with the available space.
The living room faces the street below with three large windows and as a stylish feature, part of the left wall is left untreated exposing the original bricks to give it a loft feel.
Following the hallway towards the back is a room which would be an ideal study with views down to the surrounding gardens. On this floor there is also the first separate toilet.
Adjacent to the separate toilet is a flight of stairs to the third floor. Starting at the back is similar size room to the study downstairs. Here the washer and dryer are set up but there is enough room left to use it as a guest bedroom.

Area information
Within the vicinity of apartment, there is an abundance of shops on the nearby Linnaeusstraat and the Dappermarkt (open daily except Sundays). The Oosterpark is the green lung of the neighborhood and quieter compared to the Vondelpark. On either sides of the Oosterpark there are tram stops of line 3, 7 and 9 along with several bus lines. Both modes of transport head to the Muiderpoort train station as well as directly to the Central Station.

The house is situated in the Slotermeer neighborhood and closeby there is the ’40-’45 square with its shops and in addition a shopping mall at the Slotermeerlaan. Public transport is easily available since tram line 14 has a stop within walking distance. Also, in about a 5 minute bike ride the train station Sloterdijk is reachable.

Layout
Following the communal hallway, the elevator is found at the end next to the swirling staircase.
Opposite the elevator the apartment is accessed with a private hallway connecting all the rooms. This hallway also provides closet space to store general personal items. Straight on through is the living room which leads into the kitchen.
Next to central heating, the living room has a gas-heated fire place and can be separated from the kitchen closing the partially glass doors.
The kitchen is fitted with all appliances which come with a modern kitchen such as a good sized fridge and separate freezer section. Cupboard space is also plentiful here.

Area information
The direct vicinity is one of the most well known and visited parts of the city. Hermitage Museum, Royal theatre Carré, Rembrandtplein and the main canals are just some examples.
Stepping out on foot is enough to reach public transport modes such as tram, bus and metro at the nearby Waterlooplein or Rembrandtplein.
Running parallel to the Amstel is the Utrechtsestraat, one of the nicest streets of the inner city and bustling with boutique shops, restaurants, cafes and a fresh produce only supermarket.

By car or public transport the majority of the city is easily reached as well as getting out of the city. The ring A-10 highway is a 5 minute drive away and with another 10 to 15 minutes Schiphol Airport is reachable. Without a car, the nearby Haarlemmermeer Station with tram line 16 and bus lines 15, 62 and 358 offer more commuting options.

The Beethovenstraat is known for its variety of quality shops and boutiques. Ranging from a morning coffee, shopping or dining, all is possible. In addition, the Beatrixpark is within walking distance functioning as a green buffer between the different neighborhoods.

Public transport is widely present with tram lines 5 and 24 as well as bus line 15 practically stopping in front of the building. The train station Amsterdam Zuid (WTC) is reachable with one or two stops by tram. When using a car the ring highway A-10 is just a few minutes away (exit S-108).

Layout
The communal staircase leads up to the first floor and where the entrance opens up in the hallway of the apartment, connecting all the rooms. Directly to the right is the first separate toilet. To the left is a door to the living room with its front window section drawing in lots of light, especially in the afternoon since it faces westwards. On the right side of the window section, doors can be opened and to let in more pure daylight.

The Vondelpark can be accessed at the back and is a mere 5 to 10 minutes walking. Along the way, several shops, bars and restaurants are found with one of them even having a Michelin star, owned by and named after the Dutch chef Ron Blaauw. Certainly worth of a visit.

Woonkamer:

LIGGING:
Stadsdeel Centrum
De Keizersgracht is de tweede van drie grachten behorende tot de Amsterdamse grachtengordel, naar een initiatief van burgemeester Frans Hendrickzn Oetgens, stadstimmerman Hendrick Jacobsz Staets en stadslandmeter Lucas Jansz Sinck. De Keizersgracht, genoemd naar keizer Maximiliaan van Oostenrijk, werd in 1612 aangelegd en is de breedste gracht in het centrum van Amsterdam.
Het deel tussen de Amstel en de Leidsegracht behoort tot de uitleg van 1658. Bij de laatste uitbreiding werd het gedeelte ten oosten van de Amstel aangelegd. Dit laatste deel kreeg de naam Nieuwe Keizersgracht.
Beide grachten behoren bij het stadsdeel Amsterdam-Centrum.

BEREIKBAARHEID:
